What does Green Peaks Capital actually do?+−
We find, buy, improve, and operate Class B and C apartment properties in Dallas–Fort Worth, using capital from a private group of investors we know. Value-add means we buy properties that are underperforming — dated units, weak management, deferred maintenance — and fix what’s broken to grow income.
Who can invest?+−
We operate under SEC Rule 506(b): private offerings shared with people we have an existing relationship with — primarily accredited investors. Accredited generally means income over $200K/year individually ($300K jointly) or net worth over $1M excluding your primary home.
Do I need to prove accreditation to join the list?+−
No. Verification happens only when you choose to participate in a specific deal — usually a CPA letter or similar documentation.
What if I'm not accredited yet?+−
Stay on the list. We'll keep you informed and be here when you're ready. No spam, no pressure.
How do I hear about deals?+−
When a deal survives our underwriting, people on our investor list receive the full package — numbers, photos, market context, and the risks as we see them. You review on your own timeline.
What are the risks?+−
Real estate investments are illiquid, returns are not guaranteed, and you can lose capital. Every offering comes with detailed disclosure documents, and we'd rather you read them than skim them. If anyone tells you a real estate deal is risk-free, walk away — including from us.
How long is capital typically committed?+−
Our underwriting targets a 36–60 month hold with a defined exit thesis before we close. Actual timing depends on the deal and the market.
How do you make money?+−
Through fees and a share of profits disclosed in each deal's offering documents — aligned so we do well when investors do well. Full economics are in every deal package.

Who am I dealing with?+−
A principal — directly. We're a lean, principal-led firm, so the person reviewing your deal is the one who can act on it. No analyst layer, no gatekeepers, no telephone game.
